Summary:In recent times, building defects are constantly arising in Malaysia. These might be happened due to the poor of workmanship and the use of low quality materials. Although the defects of the building are not categorized into the serious level, but, it is still portraying the quality of construction in Malaysia need to be emphasized. With regards on that, monitoring on the construction works is vital during the construction. The construction stakeholders for instance, the developer and contractors should be responsible for the defects occurred and must take responsible to repair of the defect. Consequently, the purposes of this research are to identify the types of defect and percentage of defect that fell under responsibility to the contractor. Apart from that, this research also implemented in order to investigate the consumers right and responsibility during defection phase. Meanwhile, the scope and limitation of this research is more focusing on the types of defect that have been occurred on the building. The methodology of the research was done by execute a condition survey at the selected case studies area and visual inspection through the survey techniques. Afterward the data and information acquired during the survey will be identified and analyzed to classify the defect under its respective categories. Apart from that interview session were also conducted with some interrelated individual who's involved in the 'construction process.
