总结:(The purpose of this study is to identify the key success factors that affect Malaysia property companies' performance. The hypothesis of property company performance and its determinants are tested using annual time series data from 1999-2008. The analysis reveals that the coefficient for shareholder fund, capital expenditure, and plants and equipments are negative where an increase in shareholder fund, capital expenditure, and plants and equipments will cause return on assets to decreas~ This happened when firms internal characteristics (cash flows, insider ownership and firm size) are include in the regression analysis, indicating that the efficiency of investment in plant and property and equipment and capital expenditure are very much depended on firms' internal characteristics. There is the rejection of null hypothesis at 1 per cent significant level for all the variables except for capital expenditure and cash flow. However, positive relationship is found between capital expenditure, plants and equipments and return on assets when they are tested in a separate regression. The results further showed that the return on assets shows negative in figure and is fluctuated throughout the years where the percentage of profit became smaller in year 2008 as compared to year 2007.
