Summary:The development process as a result of activities has given many changes not only in the physical aspect but also the social and economic. The emergence of the Pengerang Integrated Petroleum Complex (PIPC) development has had an impact on townships and changed the land use landscape especially residential. Massive land changes have taken place starting in 2011 after the PIPC was announced. As a result, an increase in planning permission applications and changes in residential land conditions were recorded. According to the 2012 land use report and the Kota Tinggi 2030 Local Plan (Replacement), a 7.39% increase in residential land use was recorded over a period of 8 years. More than 1,000 acres of agricultural land which is the location of the national food security source in the KEJORA Region has been converted to make way for residential development. The implications are excessive residential development and not in line with the provision of infrastructure and public facilities that cause problems to the municipality. To unravel the factors and implications that arise, three objectives have been outlined to analyze the implications of PIPC development on residential development trends. Qualitative data collection by interview using descriptive analysis was conducted on 10 respondents who were directly involved in PIPC development and residential development in the study area. The findings found that the trend of residential development in the study area began to change significantly after 2011. As a result, eleven (11) new planned housing projects existed. Apart from that, there are six (6) factors that influence the existence of residential development, namely regional townships, land use changes, accessibility networks, population growth, Government politics and policies as well as demand. It was also found that, cheap land acquisition in the study area is also a contributing factor to residential development. However, the findings of the study found that PIPC only boosts the trend of residential development in the study area which is undergoing urbanization process as a result of existing development components such as Desaru Coast tourism development, institutional development in Bandar Penawar and the impact of Senai Desaru Expressway construction.
