Summary:This research done to study the elements of facility management competence for the members of Management Corporation. According to Strata Titles Act 1985 (Act 318), a member of the Management Corporation is appointed among unit owners and responsible to manage all matters related to their residential buildings. The problem arises when the appointed members of the Management Corporation is among the unit owners which less skilled and experienced in the management of the building. Most of the high-rise residential buildings are having very low levels of management and often get complaints from residents. Various studies have been conducted on competency management. However, the study of facility management competency among the members of Management Corporation has not yet done. The objective of this study were 1) to identify the facilities management functions needed in managing strata building, 2) identify the competencies of facilities management that should be included in the Management Corporation, and 3) identify the most important competencies for facility management to be mastered by the members of Management Corporation . Data for this study were collected through a literature review and questionnaire. All elements of facility management competencies should be applied to the members of Management Corporation so that activities run smoothly and residents will live in secure and peace
