Summary:Housing affordability has become a global crisis for most prospective homebuyers especially those who are living in the cities across the world. In Malaysia, the decline in home ownership mostly occurred among the middle-income earners (M40) who live in the main cities due to the current house prices which is higher than the median-3 home market prices (Affordable Homes). The Malaysian Government in its effort to address this crisis has introduced and implemented various home financing initiative to assist these targeted group to own a house. However, what is the effectiveness of these finanncing initiative towards solving this crisis. In light of this, we have been conducted this study to evaluate the perception of the middle-income earners (M40) on the home financing initiatives implemented by the Government. Quantitative methodology is applied in this study by gathering feedbacks through questionnaire survey to over 356 respondents which consists the middle-income earners (M40) staying within Shah Alam, Petaling District, Selangor. The outcome of this study found that the home financing initiatives was indeed effective and has benefited its target market. In addition, this study could be a useful source of reference to the relevant organisations in developing the housing sector in Malaysia and to improve the existing policy for the benefit of all future homeowners especially the middle-income earners (M40).
