Dapatankajian juga menunjukkan bahawa hanya empat atribut lokasi sahaja memberi impak positifke atas harga rumah iaitu setiap 100 m menghampiri pusat membeli-belah meningkatkan hargarumah sebanyak 10%, pusat bandar (CBD) sebanyak 9%, tasik rekreasi sebanyak 6% dan hutansebanyak 7%. Terdapat juga impak negatif beberapa atribut lokasi ke atas harga rumahiaitu setiap 100 m menghampiri hospital menurunkan harga rumah sebanyak 10%, sekolah rendahsebanyak 9%, sekolah rendah berprestasi tinggi sebanyak 5% dan sekolah menengahberprestasi tinggi sebanyak 10%. Sementara itu, analisis kepentingan relatif pulamenunjukkan bahawa atribut lokasi memberi sumbangan hanya sebanyak 11.63%, manakala atributstruktural seperti saiz lantai, bilangan bilik tidur, jenis rumah, pegangan kekal dansaiz lot memberi sumbangan sebanyak 67.90% ke atas harga rumah di bandaraya KualaLumpur. Kesimpulannya, dapatan yang diperoleh telah menyumbang kepada perkembanganliteratur berkaitan impak lokasi ke atas harga rumah. Implikasi kajian ini ialah ia diharapkandapat menjadi panduan kepada penjual dan pemaju perumahan dalam menetapkan harga dan pembeli jugaberupaya untuk membuat rundingan tentang harga rumah. Hal ini dapat membuka ruang kepadakedua-dua belah pihak untuk mencapai kata sepakat dalam transaksi jual-beli rumah.
